WHY SELL IN JANUARY / FEBRUARY ?
We are frequently asked, "When is the best time to sell my home?" Well, we wish we had a crystal ball to tell you the answer to that one, but time and time again we find that the months of January and February being the coldest months in terms of temperature, are also fantastic months to sell your home!
There are many variables that come into play when selling your home. How is the economy? What is the inventory like and what are we competing against? Interest rates? Etc.
Here are a few reasons why these early months of the year are perfect times to sell.
1. Less competition - The neighbors are waiting until the spring with many others to sell their home because they feel that their home shows better. "The grass gets so green! You should see our beautiful gardens!" If you are selling plants, wait until the spring. If you want to sell your home, sell while everyone else is waiting! You will have less competition and the buyers that are looking to buy in the winter are serious! Less inventory means higher selling price!
2. Closing - Many people say that they don't want to move in the winter. Just because you are listing in January doesn't necessarily mean that you will be moving in January or February. Many buyers want to have a spring closing. They purchase in January and close a few months down the road. This allows the buyer to move in the spring and get settled into their new home so that they can enjoy the summer months vacationing, relaxing, and enjoying their new purchase!
3. Great mood - Christmas and New Years have come and gone and people are ready to make that transition to a home that they have been waiting for. Many believe that a New Year will bring them hope and prosperity. What better way to enjoy a new year, than in a new home!!!
4. Less Choice - Less choice for buyers at this time of year, means fewer buyers playing the price match game.
