So how do you choose the best Oshawa / Whitby real estate agent for you?
Here’s a few very important things that every good real estate agent should do:
- They should know the area! Hard to believe, but we have agents calling us up asking where are the local schools, transit, shopping, hockey rinks, tennis courts, Fishing holes...you get the point! Having grown up in Durham Region, WE KNOW THE AREA! If you don't use us, use someone that lives and breathes Oshawa, Whitby, Durham Region!
- Research the market. Every good real estate agent comes prepared and knows exactly what is happening in the local real estate market. This is extremely important information for you in order to make an intelligent decision about listing price and other things. Your agent should focus on what has SOLD in the area! They need to know how your property compares to the others.
- Understand you. Most good real estate agents seek to understand your desires, needs, and wants. Once they know what you want, the entire process becomes a lot easier. If you need a bungalow with a walkout they shouldn't be showing you condos!
- Market your home effectively. The key word here is “effectively”. 99% of real estate agents are not very good at marketing. We have members of Team Bryant that have University MARKETING degrees! This is not guess work for us! Our techniques are tried and tested - WE KNOW THAT THEY WORK! But we evolve and make sure that our techniques are fresh and current! To us, this is the most important skill a real estate agent should have. After all, you want to sell your home at the best possible price, right? Well, that involves marketing. The better your real estate agent is at marketing, the faster your home will sell and the more money you will make. Does your agent have their own website? How many agents are involved on their Team? Do they use a professional photographer? Do they use virtual tours? Staging? Ask these questions!
- Work hard. Seems like this would be a given, but it’s not! A lot of real estate agents simply pass your file to one of their office administrators who uploads your listing to MLS and then basically waits until it’s sold OR expires! Obviously, you don’t need a real estate agent to accomplish this. A real estate agent should work extremely hard at selling your home. They should go above and beyond what the “average” real estate agent does. Will there be Open Houses? When will Feedback be provided?
- Give you names of past clients whom you can call to ask about their experience. If your real estate agent is as good as they say then they should be happy to let you speak to past clients. There is no better way to find out if someone is really good then by asking others who have used them.
- Make sure all the right legal documents are filled out properly. There are a lot of little things most homeowners don’t think of when selling or buying a home. A good realtor will always add anything to the contract that they feel should be there.
- Price your home properly! We are proud to price homes at prices that generate Multiple offers and SELL! There is nothing worse than having an agent "over value" your property, just so that they can get a SIGN up. Our goal is to sell your home and keep you happy. Our honest approach involves being completely confident in the price that we give your home! Again we don't want to "try this price" we want to know the value of your property and we make sure to assess it properly! Nothing worse than having an agent calling you back in a weeks time asking for a price reduction!
